There are two ways of pricing extra rooms, one is as on this page for a turnkey operation which we normally do, and the other is a “credit crunch” way whereby we still supply and erect the extra room, including a foundation if necessary, and you undertake to finish it off yourself. All our prices include the following:- The whole building you require at our complete high standard, including:- The size and design you require, all labour and materials for the completed total building inclusive of full wiring and lighting, insulation to all internal surfaces, floors, walls and ceilings, plastering, painting/varnishing and finishing inside and out including fitting an attractive good quality laminate floor, all finishing with the extra room ready for you to use. Choice and type of paint and claddings, colour and finishes are also to your individual preferences.All claddings are made to our specification and pressure treated for low maintenance and an extra long life, combine this with the generous eaves clearance we provide for not just a pleasing and balanced appearance, but for increased weather protection, giving a life expectancy of the building which is tremendous.

So you can clearly see we are building your studio exactly as you ask, as part of our service to you, as we construct your extra room, we take photographs which are uploaded every few days on a secret spot on this website.You are then informed how to access this part of our site which is not available to the public.This enables you to see the progress on a virtual daily basis, as if you were to visit our workshop every few days. You are most welcome to visit, indeed it is preferred, but for practical reasons we accept this is not always possible so we do the next best thing, and provide you with an up-to-date visual record so you can see on an almost daily basis the progression to completion of your extra room.This is something none of our competitors do and it gives Extra Rooms clients, the true peace of mind that we provide.

If you do not have a level slab to place it on we will supply and install a foundation for only an extra £8 per square foot on the prices below, which is a lot less in both time and money ,than if you either organised or did it yourself. We use different methods according to what conditions we find on site but we normally use piles, otherwise piers or pads, depending on circumstances.

The following sizes refer to the actual building footprint, roof overhang is to be ignored and prices include delivery but erection and making good ready for use is 10% extra.

1. F/E (Feather Edged) cladding, single pitch roof with hot rolled H/d felt roof £75.46/sq ft.
2. F/E cladding + double pitch roof with vaulted ceiling with H/d felt roof £83.38/sq.ft.
3. Log lap or ship lap cladding and single pitch roof H/d felt roof £78.76/sq.ft.
4. Log lap /ship lap cladding, double pitch roof with vaulted ceiling H/d felt roof £89.10/sq.ft
5. Please remember our super heavy duty felt roofs have an expected life span of over 40 years.
6. If you prefer metric calculations, there are 10 sq feet to a square metre so multiply the square foot price by 10, therefore in choice 1 for example, = £755/sq metre.

We believe in openness and transparency so to save you from having to call for a quote whilst anticipating a pushy salesman, for 90% of our buildings, this is how we work out our prices.

Typical Example 8 ft by 8 ft = 64 sq.ft, taking choice 1. = 64Sq.ft. (X £75.46 =£4,829) A 10 ft by 8 ft as above £6036.38. 8 ft by 12 ft £7,244. If we erect and complete, add 10%, if we provide a foundation, add £8/ sq ft. That is it, these are total inclusive prices except for local accommodation charges which sometimes apply depending on the size of the building and it`s location, but we install most small ones in one day so it is not necessary to stay overnight in many instances. If you are having a rectangular building without any unusual or very different features, then the quotes should match the prices here. If you need a wedge shape cutting off as below left, for pricing purposes, assume the prior rectangular shape.

Apart from supplying the power to the studio and connecting, we expect it normally, to be a turnkey project, with us including everything, again, all will be confirmed in writing in advance, once you let us know your requirements regarding size etc.We supply a questionnaire by email to help ascertain your requirements accurately and it also explains how we work and we use it whilst constructing your studio as it furnishes us with most of the information we will need as we construct.

Our studios are all stained various colours to blend into their respective surroundings.

Below left, showing the interior via the sliding folding doors of this silver smithing garden studio, and left, as it neared completion in our workshop, as you can see, we reduced one corner to maximise the building as if it were rectangular it would have had to be half the areadue to an angled boundary fence, so the footprint now matches the site.

Internally an airy comfortable, real, extra room, yet if you wish, then externally, it can be as rustic as you want for better security, (Low key so nobody knows what it really is).
