We want your business and we have refined the build process to create value for money at an extremely high build quality.

We provide everything you need. For example, if you need foundations, we charge a token sum of £8 per sq foot or just £80/sq.metre no matter how uneven the ground is. We supply a fully finished building that is completely ready for use. All you have to do is provide the electrical power to the building and get your electrician to connect it to a consumer unit which we provide inside.

Approx 100mm or 4-5 inches but this can vary depending on the cladding chosen. If you have chosen a soundproofed room then the thickness of the walls will increase dramatically. The walls are double skinned with a cavity in between, similar to a normal stud wall or a wall in a timber framed house. This means they are not prone to condensation and rotting, like sheds or summerhouses where the timber on the outside is also the timber in the inside often leading to a reduced 'life'. The extra reflective properties of our insulation, add extra thermal efficiency, making extra rooms cosy in winter and cooler in summer.

Extra Rooms Warranty.  No small print

All deposits and stage payments are guaranteed by both the company and the owner of the company, David Fowler, "Jointly and Severally" for customer peace of mind against ceasing of trading etc, until the building arrives at the delivery address.

Thereafter, following completion on site, the most serious and potentially costly elements are covered, those of roof leakage, structural or foundation failure.

There is also a manufacturers warranty from our suppliers:-

Rubber Roof (Firestone):  covers the roof against leaks for 20 yrs but the anticipated lifespan, according to Firestone themselves is around 50 yrs.They have provisos and conditions, see their website for that but basically so long as they are not punctured in any way or scuffed and damaged by overhanging branches or walked on with inappropriate footwear then the guarantee appears good.

Double Glazing (Frametrade Ltd): the UPVC is covered by a 10 year cracking/discolouration warranty along with a 5 year warranty on all double glazed units against failure All hardware/handles and hinges are covered for one year.

Extra Roomz Ltd covers the building against structural failure including foundations for a period of 10 years. Doors and windows catching and or dropping are covered for one year. All warranties include all labour and materials necessary for rectification.

What is not covered:

Non structural or cosmetic elements are not covered, nor is wear and tear.

If you develop a problem outside of these time frames, Extra Roomz Ltd will still look at rectifying the problem for you, but any work will be chargeable.

Yes every surface is insulated throughout.

Like anything worthwhile, a little TLC will help keep the building looking good for longer.

The cedar cladding will fade to a silver grey with the sunlight over time, and some people like this, but if you would like to retain the colour of the wood, a coat of Osmo UV protection oil once or twice a year will help retain those colours.

The feather edge boarding on the blind sides are pressure impregnated, so they require very little maintenance, but a coat of Cuprinol or Ronseal every now and again is a good thing if you have access.

Most people think that the Upvc windows and doors are maintenance free, but a drop of light oil or WD40 on all the moving parts will help keep everything running smoothly.

8` by 8` is plenty for one person because all our sizes are the true sizes of the actual footprint, we do not add the roof overhang or any decking and include that to the supposed dimensions of the building itself. 8 feet by 12 ft is enough for up to three people.

As of January 2022, we are looking at 10 to 12 weeks

No, we give fixed prices but if something dramatically untoward occurred such as being unable to deliver the panels due to access being insufficient and we had to hire a crane or something then that would be extra but it has not happened yet. When you order your studio, ask us the likely sizes of the largest panels if access is questionable.

You get it back in full so long as we have not started to build your studio. We give you notification when we start the process so if the worst came to the worst, you could miss one turn or so in the queue until full permission was granted, it would then be 4-6 weeks from the granting date until delivery. If you need planning permission we only ask for £500 rather than a third of the quote as usual. Likewise if our lead times are very long.

We have been building garden offices for nearly 20 years, so we have plenty of experience. We are a small company, so you and your level of satisfaction mean more to us, so we take great care to provide quality and service, we take pride in our work and not all business owners are empire builders. If you are concerned in case you fear we may go bust with the small £500 deposit, then all deposits are also backed up by a personal guarantee from the Sole Director until the studio is installed in your garden. This would not be offered if the business was not rock solid and debt free.

As standard, we use a modern insulation which is equal to 3-4 inches of fibreglass in our walls which make our buildings one of the most heavily insulated available, we cover the topic further and also offer an even higher insulation which measures at 40% more efficient than 8inches or 200mm of fibreglass, this is rather excessive for a garden room with no draughts.
