Construction of garden offices

Built very similarly to a timber frame house extension, the walls are double skinned stud walls with insulation between the linings. Construction grade marine or birchwood ply is added to provide the highest strength, highest quality wall lining.The walls are then wired internally as in a house so nothing is "surface mounted", it is all built in,likewise for the lighting.

Prior to this, a floor deck is made which the whole building sits upon, this gives crucial sub-floor ventilation which negates the possibility of any rising damp whilst also allowing the full height of the walls to be available internally to give a minimum of 7ft of headroom at the lowest point of our ceilings to ensure a non claustrophobic feel to a now airy room.

An attractive insulated laminate floor is then added to offer a complete finish.

After insulating the walls, the cladding is added, (see below) and the windows fitted and glazed.The walls are then plastered in the normal way, skirting's and architraves fitted, and decorated ready for use as a completed room. All doors have laminated safety glass.

The ceilings and roof panels are pre built by us in our factory with the insulation and wiring built in and plastered and finished off seamlessly on site. The long life h/d felt covering is then also finished off on site.No automatic nailers and staplers are used, we screw everything together, even the cladding, this makes life easy for future maintenance or if for example some extra computer wiring is installed later then easy access is possible to remove the cladding to insert the wiring instead of having to "surface mount" inside the room.

Standard domestic house door and window frames are used as the 5" thick walls are thick enough to take proper building-regulation-approved standard house frames, and all windows, have trickle joints for ventilation and keyed locks.

Double glazing and keyed locks on all windows, 5 lever insurance approved mortice locks on all doors,(All doors properly glazed with laminated or toughened glass) stained pine skirtings, an attractive fitted laminate floor, proper house doors and windows, treble skinned cavity walls etc etc etc, are all standard and included as part of our normal specification.

External wall claddings are determined by the customer but normally they are clad in either feather edged boarding which enables the buildings to blend softly into a garden, especially if we stain it to match for you, or otherwise tongued and grooved interlocking log-lap, which gives a log cabin effect or shiplap. PVC cladding can be used for commercial office environments if required but it blends with very little.

Canadian cedar roof shingles

For the roof, tanalised and waxed pine shingles are available (Left hand picture) or Canadian Cedar shingle or high quality hot rolled ultra long life felt which outlasts both due to the fact that it is made for flat roofs but instead has a good pitch/fall.

Besides a higher materials cost, there is a lot more labour on shingle roofs and also the work has all to be done on site, including the ceilings and plastering, wiring etc so the cost is much greater though it is available where it is the preferred option..
